The territory in which we work encompasses the entire area around Lake Trasimeno and the surrounding cities. We love these places, located between Umbria and Tuscany, two beautiful regions of central Italy. We chose to live here first and foremost for the beauty of the landscapes, the tranquility, and above all for the quality of life they offer. Allow us to briefly describe the characteristics of the main municipalities where we offer our real estate properties.

The town stretches along the lake, where there is a pleasant promenade with many restaurants, bars, and small businesses that animate the tourist season, especially during the various events that take place, the most famous of which is the Palio delle Barche. It is well connected to Perugia, which can be reached in about 20 minutes by car. There is also a train station from which you can reach both Perugia and the Florence-Rome line, via a change in Terontola. TUORO SUL TRASIMENO

Tuoro sul Trasimeno develops along the hills to the north of the lake. It is a small town that owes its name to the historic Battle of Trasimeno, which saw Hannibal and the Roman army face off. Rich in history and culture, as well as a charming old town, the town and the surrounding area offer beautiful views of the lake in a pleasant and well-preserved landscape. Although the town does not directly develop on the lake, thanks to the park arrangement near the "Campo del Sole" and the adjacent beach, it offers multiple tourist services, including water sports, equipped areas, and ferries to the islands. Isola Maggiore is one of the most characteristic "Toreggiani" hamlets, an island in Lake Trasimeno with a medieval village inhabited by a small community. It is unique for its location, history, culture, and environment. Buying a house on the island can be a lifestyle choice to appreciate nature, landscape, and culture. The municipality of Tuoro sul Trasimeno is well connected to Perugia, which can be reached in about 25 minutes by car. There is also a train station from which you can reach both Perugia and the Florence-Rome line, via a change in Terontola. MAGIONE

Magione is a town located in the valley behind the hills to the east of Lake Trasimeno. Geographically and commercially, it is becoming an extension of the outskirts of Perugia, with which it is well connected both due to its proximity and thanks to the Perugia-Bettolle motorway connection. Its hamlets that develop along the lake, Monte del Lago, San Savino, San Feliciano, and Sant'Arcangelo, are very interesting. In these small villages, life seems to slow down, and one can still taste the flavor of ancient traditions. Furthermore, this lakeside is ideal for enjoying the beautiful sunsets of Lake Trasimeno, considered by the magazine "Focus" among the most beautiful in the world. The municipality of Magione is well connected to Perugia, reachable in about 15 minutes by car. There is also a railway station from which one can reach both Perugia and the Florence-Rome line. LISCIANO NICCONE

Lisciano Niccone is a small inhabited center located in the Niccone valley, on the northern side of Lake Trasimeno. Geographically, it is located on the border with Tuscany, sharing the valley with the Tuscan hamlet of Mercatale. The town is well connected to Umbertide, where it finds many services that are missing in its own territory. The landscape is rich in woods, and the greenery dominates the valleys of the territory. The lakeside offers a very interesting residential area, with many villas that enjoy a wonderful view of the lake. Thanks to a height between 600 and 800 meters, there is a hilly microclimate that is different from the surrounding area.
