A real estate complex of significant historical and cultural value, located on one of the panoramic hills overlooking Passignano sul Trasimeno.
The property includes an ancient tower known as the Tower of Monteruffiano. In the past, it formed part of a medieval fortified complex situated on a hill dominating Lake Trasimeno. Today, it stands as a charming ruin surrounded by vegetation, while still retaining its remarkable historical and scenic appeal.
Built around the year 1000 as part of a defensive system linked to Perugia, the tower belonged to the Castle of Monte Ruffiano, which controlled an important medieval route (the so-called “Via Toscana”), a key connection between central and northern Italy.
The tower has a floor area of approximately 105 square metres per level. Architecturally, it is now partially incomplete, having lost part of its upper floors. However, the ground floor and first floor remain intact. The first floor once housed a small church dedicated to Saint Stephen, where the original stone flooring is still visible. The structure is surrounded by the remains of the fortress enclosure and what survives of the ancient buildings that once formed the fortified hamlet.
Part of the same property complex and located a short distance from the tower are four stone farmhouses, all structurally reinforced and renovated to meet anti-seismic standards:
The other independent buildings, with similar characteristics, provide for the development of an additional four tourist accommodation units:
All buildings are currently in a shell-and-core condition (unfinished interior state).
In addition, it is possible to recover the volume of an existing building that has not yet been renovated:
The entire estate is surrounded by more than 11 hectares of land, mostly planted with olive groves, and the whole complex enjoys breathtaking panoramic views over Lake Trasimeno.
